Feasibility report before you buy a plot or a house
A feasibility report costs from €250 + VAT, €250 to €600 depending on whether we need to visit and to request information from the town hall. It answers three questions before you sign: what can be built, whether what is already built has a licence, and what hidden costs the purchase carries.
If you then commission the design from us, we deduct the report from the price.

- Land classification and the rules of the local plan (PGOU)
- Buildable floor area, plot coverage, heights and setbacks
- Comparison between the Catastro (the property tax register), the Land Registry and what is actually there
- Planning status of what is built: licence, AFO (asimilado a fuera de ordenación), time-barring
- Estimated costs of design, licence and construction
Not included
- Fees for municipal certificates, if any are requested
When you need it
- You are going to buy a plot to build on
- You are interested in a country house or a cortijo (farmhouse)
- The house has extensions that do not appear in the title deed
- The bank asks you to clear up differences with the Catastro

What the regulations say
On rural land (suelo rústico) in the coastal zone of influence, on public domain land or in urban-type land subdivisions (parcelaciones urbanísticas), what was built without a licence never becomes time-barred (article 153.2 of the LISTA, Andalusia's planning act). It is the first thing we look at before a purchase.

Questions about feasibility before you buy
What is the risk of buying a house without a licence?
That you may not be able to add extensions to the title deed, get utilities connected, get a mortgage or sell later. Sometimes it can be regularised with an AFO declaration; other times it cannot, and it is better to know before you pay.
What if the plot is on rural land?
Building a house on rural land is exceptional and expensive. The report tells you whether there is any route and what it would cost.
