Architect in western Almería, in English

Poniente Arquitectura is the practice of Álvaro Francisco García López, a registered architect (Colegio Oficial de Arquitectos de Madrid, no. 19625) based in Almerimar. We work across the western Almería coast and Almería city, in English and Spanish, with published prices.

What we do for foreign owners and buyers

• Checks before you buy (from €250): what can be built on the plot, whether the house and its extensions have a licence, and what the legal risks are.
• AFO for rural houses (from €1,500): recognition of a house built without a licence more than six years ago, so it can be connected to utilities and registered.
• New homes and renovations (house design from €6,500, renovations from €1,400), with 3D images of your home before construction drawings.
• Energy certificates (from €65) to sell or rent, registered with the Junta de Andalucía.
• Pools, extensions and modular homes, with the licence handled for you.

Andalusian rules in plain English

Under the Andalusian planning law (Ley 7/2021, LISTA), the council can act against unlicensed works for six years after they are finished. After that, most buildings can apply for AFO status. There is no time limit in public domain land, rural land within the coastal influence zone, risk areas, protected heritage, green spaces and rural plot subdivisions, which is why we always check location first.

A new detached house on rural land is an exceptional procedure: prior authorisation from the council and a compensation payment of 15 % of the construction budget.
